What is this letter?

The Boarder Letter Template is a simple statutory-style declaration used to confirm that a third party (a boarder) will be living at the applicant’s property and paying a regular board amount. This letter is typically used to support a loan or mortgage application where the applicant is declaring boarder income as part of their servicing capacity.

It is completed and signed by the boarder, not the applicant.

The letter includes:

  • A statement confirming the boarder will live with the applicant,

  • The property address,

  • The weekly board amount being paid (typically including a note on whether expenses are included),

  • Signature, name, and date fields for the boarder to complete.

When should advisers use this?

This letter should be used when:

  • A client wishes to include boarder income in their loan application,

  • A non-family member or flatmate will be paying board at the property,

  • The lender requires written confirmation from the boarder to verify this expected income.

It helps the lender verify that the boarder arrangement is genuine and contributes to the applicant's ability to service the loan.

Key Requirements:

  • The boarder must complete their full name, the address of the new property, and the amount of board to be paid.

  • The letter must be signed and dated by the boarder.

  • This letter should be accompanied by any other documentation the lender may request to support boarder income (e.g. a history of regular payments or bank statement evidence if applicable).
