Acountants Letter Template

What is this letter?

The Accountant’s Letter Template is a standardised document intended to be completed by a client’s accountant when financial statements are not yet available, but the client is applying for a loan or mortgage and needs to demonstrate their income to a lender.

This letter is addressed to a group of lenders, including Liberty Financial, Perpetual Trustees Victoria, and Secure Funding, and is used in situations where the applicant is self-employed or a sole trader.

The accountant completes the letter to:

  • Confirm they act for the applicant(s),

  • Provide an opinion that the self-declared pre-tax income is reasonable,

  • Confirm the business structure and the date the applicant began trading.

The letter acts as an interim validation of income when formal financials are not available.

When should advisers use this?

This template should be used when:

  • A client is self-employed or operating as a sole trader,

  • The client is applying for a loan or mortgage, and

  • The lender requests confirmation of income, but the client’s most recent financial statements are not yet finalised,

  • The lender accepts an accountant’s confirmation in place of current financials (always confirm this with the lender first).

This is a common solution in cases where tax returns or annual accounts are still being prepared but a loan application is time-sensitive.

Key Requirements:

  • The letter must be completed on the accountant’s letterhead, which must include contact details (email and phone number).

  • It must be completed and signed by the accountant, not the adviser.

  • The accountant should include the nature of the business and the trading start date in the letter.
